What Does a Shed Really Cost? Build a True Installed-Cost Budget
The advertised shed price is only one line item. Compare the total cost to get the shed usable on your property.
The cost categories people miss
- Sales tax
- Freight or delivery
- Site clearing and grading
- Foundation or base
- Assembly or installation
- Anchors and tie-downs
- Ramp, shelving and organization
- Paint, sealant or maintenance materials
- Electrical or lighting if applicable
- Permit or HOA-related fees where applicable
Use three numbers, not one
For every finalist, record the shell price, the installed usable cost, and your contingency. This prevents a low headline price from hiding expensive freight, site work or assembly.
Do not estimate the foundation blindly
Foundation requirements vary by product and site. Start with the manufacturer’s instructions, then verify whether local conditions or rules require more. A base that is inadequate can create door, floor and drainage problems.
Compare finalists on the same scope
If Shed A includes a floor and Shed B does not, adjust the budget. If one includes delivery but another requires freight, adjust the budget. If one requires professional assembly, include it. The comparison only becomes useful when the scopes match.
